December 14, 2020 – Hobart Hare of Horvath & Tremblay has successfully completed the sale of Lonestar 24-Hour Emergency Room in New Braunfels, Texas.  Horvath & Tremblay represented the buyer, to complete the transaction at a sale price of $5,000,000.

Lonestar 24 Hour Emergency Room is located at 1751 Medical Way in New Braunfels, Texas. The stand-alone building consists of 7,596 square feet on a 1.34-acre lot.  This was a sale-leaseback and Lonestar 24-Hour Emergency Room signed a new 12-year absolute triple net (NNN) lease that has two, 5-year renewal options.   The lease calls for 2.0% annual rent increases throughout the base term and 10% increases at the start of each option period.  Constructed in 2017, the property was designed specifically for the Tenant. The property is well located immediately off State Highway 46 with 33,700 vehicles per day and State Loop 337 with an additional 20,500 vehicles per day.  Lonestar 24-Hour Emergency Room is shadow anchored by a HEB with numerous notable retailers surrounding the property. The San Antonio-New Braunfels MSA is the third largest in Texas with a population of 2.5 million.
