AFC Urgent Care is located at 995 Independent Avenue in Grand Junction, Colorado. The new construction single tenant building contains 3,693 square feet and sits on a 0.45-acre parcel of land.  AFC has 15 years of term remaining on a corporate guaranteed Triple Net (NNN) lease followed by three (3), 5-Year renewal options.   The lease calls for 10% increases every five years throughout the primary term and at the start of all three renewal options. The Property benefits from its location adjacent to the intersection of Independent Avenue/Rimrock Avenue and US Highway 6, the area’s primary commercial and commuter corridor that sees more than 61,000 vehicles per day.
