August 9, 2021 – Hobart Hare and Tom Talbot of Horvath & Tremblay have successfully completed the sale of Bojangles’ in Shelby, North Carolina.  Horvath & Tremblay procured the buyer, to complete the transaction at a sale price of $2,199,982.

Bojangles’ is located at 600 E Grover Street in Shelby, North Carolina. The stand-alone building consists of 4,042 square feet and sits on a 2.12-acre lot, and benefits from a drive-thru.  Bojangles’ has been at this location since 2015 and has 10+ years remaining on a long-term, absolute triple net (NNN) lease with three (3), 5-year renewal options.   The corporate lease calls for 1.25% annual rent increases throughout the base term and each of the renewal options.  The location benefits from its location along E Grover Street (NC Route 18), one of the area’s primary commercial and commuter corridors. Additionally, the property is 0.5-miles from the 241-bed Atrium Health Hospital, the first Level III trauma center in North Carolina.
