McDonald’s is located at 4510 Monaco Way in Wildwood, Florida. The building was constructed for McDonald’s in 2022 and they have a 20-Year Absolute NNN Ground Lease with eight (8), 5-Year Renewal Options. The lease calls for attractive 10% rent increases starting in year 11 of the lease and every five years thereafter throughout the base term and at the start of each option period. McDonald’s has a long term Absolute NNN Ground Lease and requires zero landlord responsibilities. The tenant is solely responsible for all service, maintenance, repairs, and replacements. McDonald’s is located at the signalized intersection of State Highway 44 and Signature Road, which sees more than 17,200 vehicles per day.
