Horvath & Tremblay exclusively represented the seller and procured the buyer to complete the transaction at a sale price of $1,420,000.

The Citizens Bank building is located at 74 Pleasant Street in downtown Claremont. The stand-alone brick building contains 9,960 square feet, including 4,980 square feet of first floor retail space and 4,980 square feet of basement level space which includes the vault, storage and a break room. The Property includes two dedicated drive-thru lanes and 26 parking spaces on a 0.80-acre lot. Citizens Bank has been at the Property since 2001 and has 5 years of lease term remaining plus two, 5-year renewal options. The lease includes 3% annual rent escalations throughout the current term and option periods.
